Texas a perfect fit for Clarence development firm

Cut Roy Jordan some slack if he's spotted around town wearing a J.R. Ewing-style 10-gallon hat. Or if he starts listening to Willie Nelson and early Bob Wills records.

That's because Jordan is expanding his Clarence-based development company, North Forest Office Space, to the Austin suburb of Pflugerville. The move comes after he navigated his company's expansion into the Rochester and Denver markets.

Pflugerville is about 15 miles north of Austin's downtown hub, and it's considered  one of the city's fastest-growing suburbs. The population soared from 16,335 residents in 2000 to 46,936 last year.

North Forest Office Space recently acquired 3.5 acres in Pflugerville and plans to develop 34,000 square feet of office space there. Jordan work on an office complex will start in the fourth quarter and should be ready for occupancy by late spring.

"The market strength and growth taking place around the Greater Austin area made Pflugerville an ideal location to expand our business and to provide much-needed solutions for small-to-medium sized businesses in the marketplace," he said.

The project, much like the company's local developments, will be marketed to professional office, medical and dental tenants, among others.

"After working with more than 350 small-business owners, we have a good understanding of the challenges that business owners face and how important it is to find office space that can serve not only your immediate space needs, but your long-term needs, as well," said Brendan Jordan, Roy's son.

He is leading the expansion into the Austin market and will spend lots of time down south in the coming months. He said he feels North Forest's development pro forma will work well there.

"Historically, we have worked to locate our properties in flourishing suburban areas where we can help businesses establish a presence that is comfortable, convenient and built with their needs in mind," he said.

Roy Jordan said he is using the same strategy his company perfected in Western New York in the Lone Star State. That translates to build-to-suit suburban office developments that are attractive to both established and emerging tenants. Leasing or owning remain as tenant options.

"The build-to-suit ownership option is a natural extension of our expertise and business model," he said.

In Buffalo, Rochester and Denver, the company has a portfolio of more than 750,000 square feet, much of it medical and other professional offices.

Floyd Akers, Pflugerville Community Development Corp. interim executive director, said he welcomes the company.

"We can now offer a beautiful, affordable and convenient office space to medical professionals and businesses that we are looking to attract to Pflugerville," Akers said.

Local projects in the pipeline include Southwestern Office Park in Hamburg and Sweet Home Commons, Stonegate Office Park and Wehrle Commons in Amherst.
